If you bring more people than agreed upon by your reservation you will be asked to leave without a refund and/or charged an extra $25 per person per night. - Check in time is 4pm, and check out time is 10am. No early check-in or late check-out. Over Stating the obvious: - Please do not run the fireplace and the air conditioner at the same time. We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay. We appreciate that our guests take good care of the home we have set up, and we do ask that you use only what you need during your stay 1. Smoking is NOT allowed and Drugs of any kind are NOT permitted 2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary. No more than 17 persons (including infants) are allowed in the cabin at any time. 3. If you plan to party do not book this cabin. It is our home and you must treat it with respect. 4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 5.Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted. 6.Only use appliances for their intended uses 7.Pets are NOT allowed. 8.Parking: PARKING – We have room for 3 vehicles to park in front of our home. Do your best to keep them off the road so other cars can drive by. Additional parking at clubhouse. NOT pool. 9.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check Out is at 10am. 10. Lock all doors and all windows upon departure 11. Garbage: All garbage must be stowed in the proper bear-proof garbage receptacle, located near the driveway. 13.Fireplace: Please do not throw any paper or other combustible materials in the fireplace. The fireplace is operational from Nov 1 to April 1. 14. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to $1000. 15. Although this property is close to the main roads, storms can make driving conditions difficult. We highly recommend a four-wheel drive vehicle during the snow months. We do not refund due to road conditions. 16. This is our home. Treat it as if it were you own. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. Any damage to any items in the cabin including couches, chairs, tables, TVs, pool table, beds, sheets, towels, pillows, etc, are the responsibility of the renter. We will find it and charge you regardless. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through Airbnb assigns your consent to all listed under "House Rules" 17. Pet fee is $500 per animal. If you are found to have an animal without prior approval, you may be asked to leave without refund and charged an additional $500 pet fee. 17. Adding chemicals or draining and refilling hot tub can result in a $500 fine plus cost of water delivery/ damage to hot tub WAIVER OF LIABILITY: This cabin is remotely located in open country with streams, ditches, ponds, swimming pool and other potential water hazards. There are many things for which we advise caution, as we cannot control every element on the ranch. I, (we), understand that we are wholly responsible for ourselves, children, and invited guests as relates to any activity or any facility we choose to use on the ranch. This includes, but is not limited to, using the charcoal grill BBQ area, interacting with, petting, or playing with domestic animals (dogs, cats, horses), boating, bunk beds, fishing, swimming, hiking or walking I, (we) are hereby advised that there is no lifeguard at the swimming pool or near the ponds and we agree not to leave our children unattended in these areas. I, (we), hereby voluntarily accept all risk of personal injury, death and property damage (including personal property) to myself (ourselves), our family or anyone on the Premises with our permission, which injury or damage results from our use of the Premises. Furthermore, I (we) agree that I (we) will not make a claim against or sue the Owners or employees, family or related entities, for any bodily injury, death or property damage. I (we) understand that this is a release of Owner and agents from any and all liability with respect to any claims brought by invitees for damage or injury.

The cabin is in Hidden Springs resort. The community indoor heated pool is open year round except January and February. We have room for 3 cars in front of the house. Additional overnight parking is 5 minutes away at the club house near the entrance. Do not leave your car overnight at the pool
